01The Scope

What floor care with us includes

Commercial hard floors run on a strip-wax-buff cycle: old finish stripped to bare, new finish laid in even coats, then scheduled burnishing that keeps the shine and protects the surface between full cycles. We build the cycle around your traffic, so the entry that takes ten thousand boots a winter gets more attention than the storage room.

Restoration work is the part we love. Wood floors dulled by years of neglect, stone and tile with grout gone black, stairwells that have never once been deep cleaned. We work these by machine and by hand, one section at a time, and we photograph everything as we go because the transformations are hard to believe otherwise.

Floor care includes the edges, corners, and baseboards as agreed in the scope. Wood floors can be assessed for restoration and screen-and-recoat options. Tile and grout cleaning is available; tile installation, carpet cleaning, and upholstery cleaning are not offered.

A strip-and-wax of a typical commercial space runs overnight or over a weekend. Restoration projects depend on condition; after we see the floor, you get a real schedule, and we work nights and Saturdays so your building stays open.

A restored floor costs a fraction of a replaced one. Quotes are written per job from a walk-through, and recurring buff-and-burnish programs are priced per visit, month to month like everything else we do.

Floor scrubbing for hard surfaces

Floor scrubbing is part of our hard-floor care service. Share the floor material, finish, buildup and traffic so the office can assess suitable equipment and methods. Edges, corners, access and drying time are agreed for the property. Scrubbing does not automatically include stripping, refinishing or a guarantee that every mark can be removed.

Can my floor be restored instead of replaced?

The answer depends on the material, finish, wear, and damage. Photos begin the conversation; an assessment may be needed before choosing cleaning, stripping and waxing, screening and recoating, or another suitable treatment.

When can we walk on the floor or replace furniture?

Drying and cure times depend on the product, floor, and conditions. The office or crew provides job-specific return-to-use instructions. There is no single safe timing for every floor treatment.

Do you install tile or clean carpet?

No. We do not install tile or clean carpet and upholstery. Tile and grout cleaning can be assessed as hard-floor care. Vinyl, LVP, engineered-wood installation, and epoxy solutions have their own service pages and estimates.

How is the estimate worked out?

The office reviews the size, condition, access, materials, and work you want completed. Photos help with the initial discussion; a walkthrough may be needed. Scope and pricing are agreed before work begins.
